Take a look at 7 Southgate Drive in Nashua. This property was purchased as a piece of land for $100,000 in 2016 by a realtor. The owner pulls a permit for the construction of a new home in 12/2016 for $275,000.

Gary Turgiss closes the permit on 3/2017 by performing an exterior inspection of the property.

Look at the property record card on the CIty assessing website for 7 Southgate.

There is no building data on the card. The house received a certificate of occupancy from the building department in November of 2017. The building was completed. Mr. Turgiss never inspects the interior.

This building has never been taxed. It is a 2017, 2300 sq. ft. contempory ranch with 2 bedrooms, 3 full baths, 2.5 car attached garage, with a 700 square foot finished basement. The owner gets all this for free.

What is going on here? The owner owns additional property on 21 and 23 Arlington Street. Is there a special arrangement here between a real estate agent and our Assessor? These are questions we need to ask and have answered.
